Commercial door hardware is engineered to a different standard than residential products. BHMA Grade 1 commercial hardware must withstand 1,000,000 open/close cycles for lever handles and 500,000 cycles for mortise locksets — four to eight times the residential Grade 1 benchmark. This durability is critical in high-traffic commercial settings where a single door may be used hundreds of times per day.
Mortise locks are the dominant hardware type in new commercial construction and renovation projects. Unlike cylindrical locks, which mount through a single bored hole, a mortise lock body is set into a rectangular pocket cut into the door edge. This distributes load across a larger door section, making the assembly significantly more resistant to kick-in attacks. Corbin Russwin ML2000 and ML3000 series mortise locks are specified on thousands of commercial projects annually, with modular trim options that meet ADA lever requirements.
Exit devices — commonly called panic bars or crash bars — are required by NFPA 101 Life Safety Code on all egress-path doors in occupied commercial buildings. Von Duprin, part of the Allegion family, has produced panic hardware since 1908 and remains the specification standard for most architects. Their 99 series rim exit device and 22 series mortise exit device cover the majority of commercial door configurations and pair with a wide range of outside trim options.
